Northeast Miami-Dade County is strengthening its status as a hub for luxury condominiums and high-rises day by day. Many want a piece of this sprawling, coastal community – and part of its appeal is that not everyone can get one.
For those who can foot the bill, here’s the latest in exclusive real-estate opportunities from Bay Harbor Islands to downtown Miami.
Bay Harbor Towers
Bay Harbor Towers is the latest in what’s to come for the premier enclave that is Bay Harbor Islands. The partnership between PPG Development and real estate investment firm L3C Capital Partners is now in its preconstruction phase.
Located at 10143 Bay Harbor Dr., the eight-story condominium tower will feature 44 luxury suites with two to four bedrooms each and open-concept living spaces. Units include private or semiprivate elevator access to personal foyers, floor-to-ceiling windows, and spacious east and west terraces for both sunrise and sunset viewing.
Each condo also includes a full kitchen with European-made oak cabinetry with fluted detailing and brushed brass fittings, complemented by marble countertops and backsplashes and complete with additional amenities such as wine fridges, oversized workstation sinks and gas stove cooking.
In the bathrooms, custom double vanities are paired with marble countertops, porcelain flooring, large sculptural soaking tubs and full-height glass-enclosed showers.
South Florida design firm Interiors by Steven G. was brought on board alongside architect Kobi Karp and landscape architectural firm CLAD to bring the project to fruition.
Outdoors, residents will be able to enjoy panoramic views of the town and the surrounding Biscayne Bay from a rooftop infinity pool and sundeck, paired with sun-loungers, daybeds and cabanas. This is just one of many opportunities for soaking and swimming over at Bay Harbor Towers, which will also include a heated saltwater indoor lap pool, a year-round hot-and-cold plunge pool and additional, private wading pools within select homes.
The condominium’s exterior will also feature an open-air summer kitchen and dining area, a tranquil hammock area and a tropical garden. Additional amenities include a full spa with a steam room, massage treatment room and relaxation zone, and an advanced fitness center equipped by Paragon Studio.
Just in line with the maritime culture at Bay Harbor Islands, the development also afford
s residents their own private marina, situated conveniently on the Indian Creek waterway.
“We’re looking forward to how this luxury condominium will bring an elevated sense of living to the Bay Harbor community, expecting it to redefine luxury waterfront real estate in the area,” said Edgardo Defortuna, president and CEO of Fortune International Group, which is leading sales for the property’s units.
Sales for the condominiums launched in November 2023 with prices starting at $1.9 million. A $70 million construction loan secured by the developers with MSD Capital will facilitate the development’s groundbreaking in spring 2024 and expected spring 2026 completion.
Casa Bella Residencies
Already under construction is Casa Bella Residencies by B&B Italia, the first residential partnership for the contemporary design company. The 56-story condominium tower led by developers Related Group and Alta Developers broke ground Nov. 7, 2023.
Located at 1400 Biscayne Blvd., the development is marketed as an oasis within downtown Miami’s arts and cultural district. It will feature Italian-inspired design features led by designer Piero Lissoni, the creative director for B&B Italia, paired with architecture by Miami-based global architectural firm Arquitectonica.
The tower will feature 319 residences with one to four bedrooms each and private elevator access, state-of-the-art kitchens and hand-picked European fixtures. More than 80% of those units are already under contract.
Two full floors will be designated for amenities, including an event venue, a wine vault and private tasting lounge, a private theater and co-working spaces. The development will also include a wellness center with professional fitness equipment, dedicated yoga and spin rooms, and spa facilities with on-demand services such as facials, blowouts, manicures, pedicures and massages.
Landscape architect Enzo Enea is the mastermind behind the pool deck-to-be, featuring lush Italian-inspired gardens, an 80-foot lap pool surrounded by private cabanas and shaded lounge areas, and an open-air lawn for yoga and meditation. A poolside bar and Mediterranean café will also be available to offer snacks and refreshments.
Casa Bella’s penthouse collection will include 10 homes with seven distinct floor plans, the most notable of which is a pair of 54th-floor triplex residences with private rooftop terraces, each featuring spa pools, indoor and outdoor summer kitchens, and panoramic views of the city. The 54th floor is also home to two duplex penthouses, spanning 4,100 and 4,560 square feet.
Two floors up will be an additional rooftop pool and terrace, complete with an observatory.

Fortune International is also the sales and marketing agent for Casa Bella, with prices ranging from $700,000 to $15 million. Construction is slated for completion in 2025.
