Gallery at West Brickell Apartments Breaks Ground

Related Urban partners with county and school board on mixed-income housing

Related Urban Development Group has partnered with Miami-Dade County and Miami-Dade County Public Schools to construct a high-rise building with housing opportunities for residents of mixed incomes in the heart of Brickell.

At $190 million, the 29-story Gallery at West Brickell will mark the largest single-phase public-private project in the county. Construction broke ground last month and is expected to be completed in late 2025.

Located at 201 SW 10th St., the new development will feature 465 units across various price points, ranging from studios to three-bedroom apartments.

The property is being financed as a tax-exempt bond deal that requires 20% of units to be reserved for affordable or workforce housing. Rental units designated as affordable will serve residents making 50% of the area median income (AMI), and workforce units will serve those making 140% of AMI.

A press agent for Related Urban said there are currently no covenants dictating how long units must remain affordable.

Among those present at a Sept. 21 ceremony inaugurating the development were Miami-Dade County Mayor Daniella Levine Cava, District 5 County Commissioner Eileen Higgins and Public Housing Director Michael Liu.

“The last year has seen Miami solidify itself as one of the world's most in-demand residential markets, but Miami-Dade County is committed to ensuring local families, teachers and other members of the workforce can live in the urban core and enjoy everything it offers,” Liu said.

Developers say the property is meant to preserve the quality of its luxury and market-rate counterparts. Gallery at West Brickell will include a sun deck, complete with a resort-style pool and panoramic views of the Brickell skyline, as well as a fitness center, various pet amenities, a podcast studio, a Wi-Fi-enabled coworking space and more.

Pre-leasing for housing units will begin in late 2025.
